Newspaper Ads

With 87% of buyers using online advertising to start their real estate search per the National Association of Realtors, we feel that the majority of our marketing efforts are best spent on internet and online development and advertising. On that note we do not totally abandon other forms of advertising, for we feel that it is best to cast a wide net to try to find potential buyers for your property. We still advertise in print media, including local magazines, our semi-annual brochure, 'The Collection', and in the local newspaper, The Crested Butte News.

Our office policy on newspaper advertising is to run larger property ads during the busy/holiday weeks of our tourism schedule and to run smaller image ads during off periods of the tourism schedule. This way we are able to keep a presence in the local community while still supporting the local newspaper.

Magazine Advertising

Magazine Advertising has a longer shelf life with seasonal winter and summer magazines with the CB Magazine and yearly publications such as The Peak magazine, a home remodel, building and decorating magazine, and the In-Room Guide published by CB Magazine. We usually run one image ad per year in one of the above publications and at times multiple ads in a couple of the above publications. Along with this many of our agents run their own property ads featuring some of their listings.

For the reason of a longer shelf life and a more high quality print than compared to a newspaper, we at least try to get some exposure. Last year we also tried an ad in United Airlines SkyWest Magazine, a national publication distributed in their airlines, with no success at all. For this reason we like to try to limit our advertising to more of a focused plan with local magazines. The one drawback with magazine advertising is the high cost of the ads which also limits how many and how big of ad you can place, with some national publications topping over $25,000 for a full page ad.

Semi-Annual Real Estate Brochure | The Collection

The majority of our print advertising is done in our semi-annual real estate brochure, 'The Collection'. With a circulation of 3,500 to 5,000 magazines distributed per edition, we are not only able to target customers who are in the market for real estate, but in the market for real estate in Crested Butte. We are also able to advertise every single one of our listings, no matter if they are a $6,000,000 ski in/ski out house on the mountain or a $70,000 residential lot in CB South.

'The Collection' over the years has been one of the best forms of advertising in the whole Crested Butte area to advertise your property, with approximately 10,000 pairs of eyes seeing your property over a years time just in this one publication.

Online Advertising

Besides 'The Collection' we put most of our time and effort into our online advertising and presence on the web. We do this through a multi-faceted plan with developing our website to be on of the easiest to use and having the best MLS search in the Crested Butte and Gunnison area. We also make sure through exceptional photography that it is visually pleasing to any user and will make them want to explore through the site more. We also spend a high amount of our effort on S.E.O. or Site Engine Optimization to make sure our page ranks on the first page in Google in all of the relevant 'Crested Butte Real Estate' keyword search phrases. We also do Google Adwords to make sure we are also in the paid advertisement sections on the first page in the same keyword search phrases to increase the likely hood that a potential buyer will click through to our website.

Being part of the Sotheby's International Realty network our listings are pushed out to more third party real estate search sites than any other agency in the valley as long as the meet the minimum requirements provided by the Sotheby's International Realty Quality Control Team. We also have a featured company showcase listings on Realtor.com so our listings will be more likely to be clicked on than agencies that are not part of the featured company showcase listings.
